Online Banking Comparison

This is my 1st time buying a house. I want to make an informed decision, and obviously I want a great rate! How can I do this without affecting/lowering my FICO score because of all of the companies checking my credit? I have excellent credit, but I don't want to just accept the 1st mortgage offer from my local bank. I know there are lower rates out there, but I'm afraid to use the online sites. Do they work well? Is it something you recommend? So far, I'm not impressed with the mortgage rates I'm being quoted. I've checked with 2 local banks. I want a fixed rate (terrified of ARMS because of all of the foreclosures I'm hearing about...) so if you have a recommendation, please let me know. Are there any rates under 6% these days for a 30-year fixed? If so, where do I find them?

Please don't use one of those online sites. There are so many lenders taking advantage of people right now that it's scary. You will get a better deal going through a mortgage broker directly anyway. They have many different lenders that they work with to get you the best rate possible. Just make sure you don't have your credit pulled more than 3 times, otherwise it will start harming your credit. The good thing about mortgage brokers is that when they put your application up for 'bid' so to speak, all the lenders competing for your loan do not each pull your credit. So try to get some recommendations for a mortgage broker in your area.

I personally purchased this script and is running fine. They have fantastic support. Cost is a matter though. It cost around 540 USD, but if you ask a discount, they will give you upto 499 USD. It is a fantastic script i have ever used.

I am a businesswoman and a self-guided investor who is also a caretaker for my elderly father, always try to comparison and bargain shop, do online banking, love e-mailing people and social networking, downloading from download.com, find recipes, and so much more on the Internet. I practically "live" on the 'net. I have a wireless network at the house (and business), but I am focus on the home right now. I currently use both Firefox and Safaria. What do you think about Flock? I am 26 years old. I am going to buy my 77 year old father a netbook on after-Christmas sale. What would be the best browser for him? All he wants to do is online banking, e-mailing, and Skype.

In the US, there are appraisal companies, independent real estate appraisers, and banks who have real estate appraisers as part of their staff. The most common method of appraisal (for residential properties) is the sales comparison approach in which the value of the home is calculated by looking at the sales of nearby comparable homes and adjusting for extras and market changes etc. Here, sales records and other information is public record and easily found online for free. THere are also MLS records and other pay resources with more detailed information.

How is this process done in Saudi Arabia? Is it totally different? Are sales records public? Are there real estate appraisers or do real estate agents act as appraisers?

I am mainly interested in residential non-income generating, already built residential properties.

Most commercial laws, and specifically real estate laws, are going through lots of changes these days, because of the economic boom.

After the stock market bubble, in which many simple people were affected by, they are trying to change old laws and beurocracies that discourage people from other types of investements.

Institutional investors in the stock market represent only 10-20% of the markets liquidity, and the rest simple individuals that considered the market a money making machine, til they got hurt.

Theres a boom in the real estate market as well, however, things are less organized. You only have total value of real estate sold and bought every week.

Theres no records that are available to the public.

The way they evaluate any property, is usually by the estimate of three known real estate agents, and they take the middle one. Thats the way courts do it.

Depending on the purpose, banks may also have employees that work for them or cooperate with some agents. If they are to give a loan based on the value of that property which is to be the guarantee, they'd consider a house worth, say, 2 million SR, worth 1.5 SR and only give you that amount.

Unlike courts which would use the first way especially in cases like inheritance etc.

A similar three-opinions way is used to estimate damages in car accidents as well.
